    Looking at a couple years of data is WAY too small for REITs. I’ve owned REITs in the past and sold the last excellently-rated one, Duke Realty in 2007 – just before it crashed, never quite recovered, and was absorbed by another company in 2022.

    I’ve considered REIT’s since then – in case I need more income in retirement and decide I want to take my dividends instead of reinvesting them and switch to some high-div stocks – and each time I looked at how they did as real estate prices began to drop in 2007 and then the market crashed in 2008.

    That exercise alone should be done with each of the REITs listed here and will quickly reduce the number of candidates you’re exploring.
